Hi Scott,

Yes I’ve checked and they’ve actually already provided me with a Collateral Assignment form. They advised that as long as a lender or bank will accept the policy as collateral, that I am able to assign it.

Good afternoon,

I have a term life insurance policy with which I’m looking to use as leverage (collateral) to purchase a commercial property. Are there any lenders who are easy to work with using this creative lending strategy? 

P.S. I hope this doesn’t come off the wrong way, but PLEASE no replies regarding how it’s not a good strategy, I’m only seeking replies from those who know how to get this done.

I don't think it really matters much who is elected into office in terms of having an effect on REI. The first rule of thumb to always remember in real estate is that markets fluctuate, and the normal rules of the real estate cycle always apply. There's always going to be a cycle, and if you're smart enough to think ahead when buying and you have an exit strategy in your plans, the investments you choose will perform well and you'll be able to move with the market without skipping a beat.

Cody, I don't think a generic one-size-fits-all letter type of approach is going to yield the results you are looking for. Don't be afraid to call owners with the intent of establishing a rapport. The key to owner financing is to present a scenario where the seller feels like they would be getting a great value. The best way to find owners who are willing to owner finance is to talk to each owner and find out what each unique scenario is with each property. Once you find out how they acquired the property, whether they own the property free & clear, and what the plans are for the property down the line (their exit strategy), you can then figure out how to make an offer with owner financing that will fit your needs AND their needs.
