Henry,

Fantastic insight, thanks! What are your feelings on West Humboldt Park, how far past Homan say? I seem to recall a prior post where you mentioned Grand as your southern border, so what's your western border?

Congrats! Now find a brokerage. If looking to only do it for yourself no need to pay out big splits or have desk fees, instead there are a few flat fee per a transaction with no monthly fee style brokerages. Kale is good for that. If want more full service with good tools and minimal fees check out Fulton Grace or Exp both popular with investors. I started at Fulton Grace 7 years ago and now have passed 50 million sold. They walked me through the very basics when was new and have great training. @Brie Schmidt also has her own brokerage that has great reputation with investors.

You will also need join CAR at most firms this is $1250 a year. As well as continuing education requirements annually.

A big thing to remember now that you are licensed any offer send for yourself needs to disclose you are IL licensed. Same for on or off market deals you buy for yourself. For leases you write for your own buildings need give tenants no agency disclosures.

Wow that is some golden advice thanks! I am going to start doing the legwork on those agencies you mentioned, thanks Henry!

Hi,

Once someone passes the Illinois RE exams, what are some options - in addition to joining a brokerage, which seems to be mandatory - if they want to just buy and sell for themselves? thanks

If a seller has the option to give (limited) power of attorney and not be physically present at the closing, are there any potential drawbacks to this? All the documents requiring signatures and notarization will be pre-signed. Thanks!

Two water filters = Jackpot!  @Jay Garrison I know you feel the debt of gratitude that you owe to the city of Chicago!

Plus our water here in the city is actually already pretty great!

Hahaha, yes my cup runneth over!

Hi,'

Looks like the Meter Saver program is kaput. There is some new thing called Lead-Safe, hopefully that is actually true to it's purpose of offering lead line replacement. The city never did get back to me about replacing my lead pipes. Instead, besides the meters, they sent me two water filters. Wowsers.

Hello,

I'm renting out a unit and will be requiring renter's insurance. Does anyone have any recommendations that I can make to potential tenants?

Zillow auto syncs mls data for br count so your agent must have a typo in mls for it to show less br count on zillow. For open house you also set it in the mls and then it instantly auto syncs and will show the open house on zillow. For an effective open house 2-3 days notice is needed.

I asked my realtor and she said she checked and the info she input was good. Strange.

What do you mean they shorted you? Aren't you able to edit your own listing? I've only done this for my rentals and haven't had issues.

I wasn't able to edit my listing, I received an error message when I tried to register as the owner. It is listed for sale, I am not renting out the units. My realtor said she hasn't been able to update it either. Strange that I cannot register as the owner, I think

Hi,

I am interested in updating the listing for my building on Zillow, but have not had much luck reaching out to them. They shorted me by 2 bedrooms and 1 bathroom. Also, how long does it take to get an Open House listed on the major portals? I am aiming to have one this weekend, but worry that if it gets listed today that will be today.
