Hi,

I’ve found a property that I am interested in buying and I am trying to find contact information of the owner. I looked at the tax records and the deed and it has the individuals name and an old address. I searched the individuals name in the public records database and found other properties owned by this individual, but no contact information is provided on any of the deeds. I then paid a company for any personal contact info (it was a $1 so I figured why not) and got two outdated phone numbers. No one currently lives in the property and it’s been a rental for years according to the documents that I found. Short of knocking on other doors in the area hoping maybe someone knows the owner, I’m at a loss. Does anyone have any recommendations on other avenues to try? This property is located in Phoenix Arizona if that helps at all.

Thank you all for your response. I agree on starting small and scaling up. I will continue to study up and hopefully be in a position soon to purchase the right investment.

Hello all,

My first post here. I'll get right to the chase, I am looking to purchase my first property, Im very green in investment real estate. In my life I've only purchased two properties both of which were my primary residents. I have about 150K to invest with the same amount in reserves (but could be used to increase my position). I'm looking for multifamily home with good cash flow. I'm more interested in the buy and hold, or if the market trends well take advantage of the 1031 exchange. I'm still in the process of studying up, so I can have somewhat of an idea of what I am doing. I'd like to get some honest opinions on seeking out some advice to see what seasoned vets think I should do. I'm still sorting out what my final goal is, but I'm leaning towards commercial level apartments. Thanks all for the great insight.
