Post: Out Of State or In State?

Hey BP, 

I'm Jay, a real estate investor in Las Vegas, NV. I am just wrapping up my first deal that I did as a live in flip this month. I am looking to RAMP up my real estate game as my long term goal is to achieve 100 units (SFRs, Condos, Townhouses, Multifamily) at $200 cash flow per door. I am kinda debating myself with what action I should take.


I have set up a direct mailing list here in my city for folks that are older that have a good amount of equity in their home that have recently defaulted, etc... I just started it about 2 weeks ago. I want to continue this campaign for the next 6 months to see the outcome of it. 

My big debate in my head is whether I should continue my efforts here in my city or work out of state. I have about $40k saved to do deals and family and friends that are willing to loan me cash to do the rest of the deal. And the average SFR home in a decent neighborhood here is priced at about $250k-$300k. I know the midwest has a lot cheaper markets that I would have a lot more power to leverage with given that I already have some cash. What do you think I should do? What method is working for your business and why?

I also have started somewhat of a network here and have a good base of contractors and tradesmen to do the work for me as I run a roofing company and have gotten my contacts this way. I feel like my network here is too strong to try and invest out of state, but I feel like my money would go 10x as far out of state.

I invest locally in my hometown of Las Vegas, and am looking to possibly branch my business out in other states in the Us. What do you think is the top 3 cities in the US right now to find BRRRR deals?

Yeah, that is my goal in my local market at the moment. I am considering going out of state to see if i can find multifamily properties that would work as well.

Hey whats up BP?! 

I love real estate and its basically all I think about 24/7. I invest here in my local market of Las Vegas, Nevada. I am pretty familiar with my city and what neighborhoods are good ones to invest in as far as rental properties are concerned. And I must say:

THE MULTIFAMILY PROPERTIES HERE IN VEGAS ARE IN THE WORST NEIGHBORHOODS! 

There are virtually no areas of town that I would be okay renting out a unit in a multifamily unit to my family. And I do not want to buy properties in my market that I would feel uncomfortable living in myself! Little bit of a rant, but what issues do you have with your market?

I wish we had more duplexes, triplexes, and fourplexes in good neighborhoods in my city. All the apartments in the good areas of the city are 100+ unit complexes. This makes the only strong types of property for new investors is SFRs and townhomes, etc..

If I was given one million dollars to invest for free, the breakdown would look like this:

$10,000 spread out across 12 months for marketing purposes: direct mail, FB ads, etc..

$500,000 would be used to build a Multifamilies on a plot of land here in Northwest Las Vegas

The rest would be held in an account for the sole purpose of completing BRRRR deals constantly and being able to use my own capital to buy properties for cash.

What was your strongest deal? How much did you buy it for, rehab it? Where did you find the deal? How did you negotiate the price?

I am a new Real Estate Investor and I have done one house flip off of the MLS. Looking to see what you folks are capable of!

Hey BP, 

I been driving for dollars and posting flyers on homes that look like they are not being taken care of. I found some homes that were boarded up to keep homeless out. I searched up the properties on my county assessor and recorder page and got the name of the owner and other info. But no contact info! BP I need help! I've tried using phone number lookups online to find a way to contact them but no luck. They are all pay to use services and i researched around and they have been repped to be unreliable. Any advice?

Hello, 

I'm Jay, a real estate investor out of Las Vegas, Nevada. I am looking for recommendations for good companies that can provide strong lists to mail to and companies that can actually do the mailing for me. I want to perform a strong direct mail campaign and want to build strong straight out the gecko. What would you recommend? I am just starting my campaign and have no prior experience in this. My plan is to build a strong flow of deals coming in so I can wholesale the deals I don't want and buy, fix, and hold the properties I do want. Thanks BiggerPockets! Y'all are amazing!

Hello BP! How is everybody? Still annoyed by fireworks blasting off? Same

I am looking to start a direct mail campaign. I wanted to hear you guys recommendation for a company that prints and does the mailing side. So that all I’m doing is sending addresses and what I want written in the letter and they handle the rest. Thanks!
