@Billy Daniel as far as I am able to see the tenant has paid. I am able to see transaction dates such as when rent was paid, when it was or will deposit into the account. Though when I was advised to check the transaction dates I never saw the deposit date listed. Just when it was paid by the tenant. I am also notified when rent is late and the appropriate fees will be charged to the tenant. We use Rent Redi, this would be our first year using them.

@Drew Sygit sorry for the confusion, they are a property management company just an online one. The system is Rent Redi. They have given me further steps to follow to see the transactions that have been made to them ( when the tenant paid using their service) and when it is deposited into the account. I could see that the rent was paid and on which day it was going through but it never gave me the deposit date like it did with this month and previous months.

Hello Everyone,

For the month of July and now August I have been having a problem not receiving the rent for the month of July. After waiting the usual few days for the deposit to be made in the bank account I noticed I have yet to receive the funds. I immediately reached out to the online management system and told them the issue. They were very quick with replying and told me at least 2 or 3 times on separate occasions to wait it out as this is not uncommon. After more than a week goes by I reach out again and eventually find out the system they use had our deposits disabled due to a failed deposit the previous month. I was never notified it was turned off. They were able to reach out to them and have it turned back on and gave us the 1-2 business days to receive the funds. This was 2 weeks ago. I have still yet to receive the rent for July and now are awaiting the rent of August. 

This would be the first issue I have had with this management system. Overall it has been running smoothly, though I am unsure if I should drop them or continue using them.  Would I have the option to take legal action or just not bother with it and wait for the money to deposit? Has anyone had a similar experience with this?

Yeah, the contractor didn't give a warranty for the roof replacement. Thank you though. That's good knowledge for me in the future.

 I’m going to say it’s on you.  You can’t hold the contractor liable as you aren’t the one who hired and paid them. And this property was bought two years ago. So, sucks but it’s on you.

We bought our first multifamily in Fort Walton Beach about two years ago. This property was advertised as being remodeled, and a new roof being installed. During before the closing, the previous owners were able to have a contractor replace the roof, but we found out recently that they never pulled a permit for the repair (I should have checked to see if the permit was pulled before I bought the property) ( -_-).

Out of curiosity, what did you end up doing Brandon? Where you able to find a way to send notices to your tenants without having a property manager?
