So I'm researching property sales on the county tax assessors site and zillow, within the last few months, in my area (Conyers/Covington GA). I'n the process of my research, I notice many reports of "SALES INVOLVING GOV AGENCIES &......." that do not reflect a purchase/sale price...just a bunch of zeros. Most of the buyers are HUD and the V.A. and the sellers are banks such as Midfirst and BoA. My question is: Is this normal NOT to show sales data when between institutions such as banks and HUD/VA? How is HUD/VA acquiring these homes and such relatively low costs?...I would swear they were wholesaling themselves...ha. Perhaps it's reflected on MLS and I would need an agent to research. Thoughts?

Hi @Louise Whidby-Drake. 

I too have been checking on/researching probates as well. I typically use the local newspaper and the county probate court websites. There are some services that sell probate leads, but from my research some can be unreliable so be careful on the aspect. I also listen to investor podcasts and some suggest to build relationships with attorneys that specialize in estate settlements/probates. Working with realtor's is another. Lastly, perhaps advertise in the newspaper or online and let them contact you. Some of the veterans may know of more/better ways, but hope that helps.

Thanks @Mike Watkins. Sounds like a good idea. I will get the change to attend my first Ga REIA meetup soon. Unfortunately the next meet is a conflict with an Atlanta REIA meet...Go Figure...lol. Thanks again.

Hello All!

I don't know what has taken me so long to come over and introduce myself. I'm from the Atlanta area. New investor that has some knowledge and decided it's time to shake this analysis paralysis and put one foot in front of the other and take action. My focus is wholesaling for start. But my goals (like so many) is the acquisition of passive income producing investments. I'm attending local REIA meetings and find myself enjoying to energy, knowledge, and networking available...not unlike BP. I do plan to become a Pro member soon as I see so many BP Pro members like the upgrade. Well, that's all for now. Thanks.
