For all my folks in California, San Diego and greater area more specifically, what are the renovations/style you are seeing/doing that assessors are looking for when deciding the value of your property?

Area's that I'm looking to invest are fairly new neighborhoods and even newer construction. Most likely no need to rehab these properties. With that being said, if I go into one of the properties and have a partner pay the down payment, how would I be able to return the partners money to them? Am I just left with making them an equity partner and negotiate the terms or just wait for the property to appreciate and refinance out later to give the partner their money?

Thank you for the feedback. I'm on the fence on pursuing that idea but I feel that would be something I might utilize later on down the road as I become more knowledgeable about REI. Thanks again and good luck throughout your REI journey!

As I I'm still going through my initial education phase for REI, I was wondering if anyone has utilized both a hard money and private money lender in order to purchase a rental property. Interested to see if anyone has had any experience or knowledge of someone doing so and how it went for them.
