Did you ask your realtor to run comps for you ? The process to protest yourself is not challenging if you know your product and have the market comps.

Yes I have comps. I always protest every year.  Also have county comps for the entire development, showing everything - each unit's data plus assessed value, % and amount increases, including market value. This is how I was able to catch my crazy increase. 

My personal homestead increased by 10.8. I would ask why if the cap is 10% for personal residences?

How long does a death cert. take to be released in Louisiana? Seller was told upto 8 weeks. They reached out to title co. to see what other options can be pursued so that the sale can conclude. My agent did too but we haven't heard back from them. I suppose tomorrow we shall know. Out rate lock extension expires tomorrow 6/7, locked in at 5%. In this market I want to keep it. There must someone who knows how to dislodge this and keep it moving, or some one who has dealt with a similar situation. Please share any suggestions.

Next do your units get schedules maintenance/tune ups? Swan Air has a $99 deal - 4 visits - AC, Electrical, Plumbing and Heat at the end of the year.

Does anybody use home warranty service - cost about $75pm. Is it worth it?

I had a colleague tell me they had a website that list properties (commercial) not on the MLS.

Which one Loopnet? Won't that website then be online listing and not off market?

1-How long has this sat vacant? Are you managing that or someone else? If more than a month I would look at different, fire-on-my-back strategy to get this rented but a quality renter. I know that's an oxymoron but everything about this property should be focused to find a quality renter - increased showings, ad postings online/offline like local hospital notice boards, etc, rent concessions, etc.

3&4-How long have these been rented out? Do you have reserves set aside for repairs, etc?

5-Focus to get this out the door. Draw on your experience from #1 above so that you can cut down on the time it takes to get it rented.

I would pause on adding more properties and stabilize these for now. You have 4 that need to be off your mind and on a routine. #2&6 is where your daily attention should be. I would therefore work to reach there first before continuing with more acquisitions.

My rental unit got hit with a 33% tax hike this year.  Looking through the county neighborhood data I noticed my property had the highest hike, about 7 others at about 24% +/-. The rest come in at 8-12% and even 2 @5%.  I don't see what warrants this hike, other than the hot DFW market. The property is average or below, still the same way since acquisition about 3 years ago with an old roof that needs replacement at some point. 

My question is - isn't tax hike capped at 10% in Texas?

I am enrolled with pocconor tax protest agents. They are too big and sometimes I think some things may fall thro' the cracks, such as putting up a very specific fight to ward off  this 33% tax hike.  I have called to discuss my account and it's a hit & mostly, a miss. There's an upcoming hearing in schedule. They have all they need to present to the board - pics, state of property, etc. but I am afraid if they will notice the ridiculous 33% and fight to tamp it down to capped 10%.

My other question is there a better tax agent anyone can recommend - better in terms of someone you can call and talk one on one with?

Scheduled to close on a SFH on June 6th. Everything is done, title, survey, financing approval, etc. Just this week title co. is submitting title to county office, really just the last stretch. Sellers are 3 joint heirs/siblings, and we are approved for conventional financing. One passed at the start of the deal, resulting in a delay to get the death cert., surviving heirs sign contract, etc. All that was done, but closing was extended for two more weeks. Unfortunately another heir just passed, survived by hubby and a 15yo. We are giving them space but the overseer told me that they are prepared to pursue the death cert. fast as they can. That said, my RE agent said he will talk to title co. to see if we can close, and have the deceased's portion held in escrow for the family to sort out amongst themselves at their convenience, that way we can keep the next week close. Any other ideas that can help the deal continue?
