I called them and they said that they don't always sell their loans, so you might be able to work something out with them.  And I'd be surprised if there wasn't a community bank or credit union that has a portfolio lending program.

Oh, and does it seem like I'd be fighting against myself if I started my direct mail campaign before I had my entity setup? Should I put the direct mail on hold until I have my LLC up and running? I've given it some thought, maybe I'll use the business name I will go under even though I don't have the LLC yet. Is that a foolish idea?

@Michael Quarles Thanks, I definitely like the simplicity of it.  I guess I have another question, when all of them are personalized like that, will directmail.com or another mail site do that? Or if I want that personal touch will I have to write them all?

Hey everyone,

So I've decided I'll be marketing out of state landlords with 50%+ equity every 6-8 weeks via direct mail, but I had a few questions.  I want to start wholesaling, or fix/flipping, but I'm not opposed to lease optioning if that is a better fit for the seller.  What do I put on the letter? I don't want to get many leads that aren't viable, but I don't want to discourage sellers who are open to a lease option scenario.  What do you guys think?  Am I casting the net too wide?
