Is the 65% because you will be using cheaper/non-high end materials in getting it rent ready, as opposed to selling?

Any specific books out there on BRRRR? I haven't found any.

What books would you recommend for someone poised to purchase and implement the BRRRR strategy? Trying to figure out the best place to starting reading. Not real sure since it's a hybrid approach. Perhaps a rehab/flipping book since I haven't read much specific to that. I'm not a total noob so I have read some REI books.

I'll be standing by with amazon.com and my library websites pulled up. Thanks!

I am learning a lot here. Will be sure to have a system in place in the future. Will do my best to put one in place now. 

I think if it were not our MIL (15 ft from our home) I would feel more objective. It is more like choosing a roommate when your tenant will share a back deck space with your 2 year old daughter.

Also, couldn't a landlord just say tell someone that your using first come first serve to choose who they want? I know this is straight lying but it's got to happen.

Lynnette,

Is it acceptable to weigh in these factors? Going with the first applicant will land us  2 people in the building, 3 cars and a dog. The third person is a single female doctor. I know who I want but want to do things right. Our pet rule is at "landlord discretion." The second tenant has a bunch of stuff he wants to store in the garage which we are not obligated to do nor was it in the ad (but we are nice.)

WHAT IF THEY ALL LOOK GOOD ON PAPER? Then do I just get to choose?

Daniel, just saw your last post after I posted. So perhaps I should run all interested parties and go from there. 

The ad stated that they would be required to pay $40 for a third party online screening.

Thanks for the response Daniel. I have run background checks on previous tenants. 

I guess the question is do you think I should run them on ALL THREE if they are all interested, then choose? OR just the ones WE are interested in?  Do landlords usually screen multiple tenants at a time or go on a first come first serve basis? We are outside of Seattle/King County so do not have the strict tenant laws.  

Perhaps I'm making this more complicated than it needs to be?
