typically the commission for land is 10%. 5% to the buyers agent and 5% to the sellers agent. So in your case $8000.00 commission. usually paid by seller. The realtor doesn't get a commission for the house you build.

Did you do the Astro flipping course? How did it go?

I bought land with owner financing in 2020 and hope to close on a construction loan on an off frame modular in a couple weeks. The numbers aren't as good as I had hoped but with rents through the roof I still have some cash flow. Also I have not had supply chain issues with the Off frame modular company.

Does anyone have experience with Radon mitigation or have rentals that require radon mitigation system? I found a house that fits my criteria and it comes with such a system. My first thought is that there's a solution to any situation but I don't want to put people in an unhealthy space. Any in put would be appreciated.
