Hi, Lewis! I also foresee a very strong possibility that Zillow could become the MLS. I'm fairly confident that they've been working toward this for a while now. They are looking to dominate the real estate industry and create a one-stop-shop. 10 years ago MLS had a monopoly on real estate listings, which they have lost since. Zillow might provide a way to reinstate that monopoly. We are being cautious and it's hard to know what to do. Your thoughts?

Hi, Chris! It really does not matter whether you are with the largest broker in the world or whether you are with a smaller one. Size and reputation do not matter! All that matters in building your business are how you connect and follow up with your clients. It is great that the broker offered to personally train you. However, the truth is that most brokers will not personally spend the time to train an agent. It all depends on the number of agents that they have. Even if they do, it may happen that they are not the best mentor. I had a broker a few years back that was really good with the legal part of the business, making sure that we were in compliance. However, when it came to building a business, he was just a hired gun, which did not make for the greatest mentor. That wasn't really his place. So I would look first for the better commission and cap offer. When it comes to finding a good mentor, you should look for someone that you are sure is going to give you some strong benefits from the training. Good luck!

Hi, Chris! This seems to be a great opportunity for you. Given the chance, I would get it. You have to be upfront with the people with whom you are interviewing. Make it clear that you are willing to put in the work to understand the business better, that you would love to find a mentor at the company, and that you would like to learn how to identify opportunities for investing in the future. That way, you can get educated while being paid. It looks like a great path for you. Good luck!

Welcome, @An Ho! This is a great gift that you're parents are ready to give you! Whatever you decide, you need to start with a thorough assessment of the market in which you want to invest. Keep in mind that for the past years prices have increased in many markets by 15%. Try to understand what that would mean for your future tenants. That had been the case, for instance, in Southwest Florida. Southwest FL has a hospitality market and is a luxury market because it's a place where people buy second homes. But in times of crisis people can choose not to buy second homes. However, there will always be people who work in services in that area but they will probably not afford a 15% increase in their rent. You need to decide who will be your potential renters and try to project what will happen in that market in the next two years. Good luck!

Hi, Adam! the best option for you is to follow legal advice and hire an attorney to help you sort this out. What you can also do is to contact the property management company directly and ask them to terminate the contract. Just tell them: Look, I don't want to post bad reviews about you, I just want out. That might do it.

Yes. Set Expectations upfront: On your first call, do you want to introduce the idea that you have a team that is going to be working for them. Mention their name and that both of you will make sure that you do a great job helping them buy or sell their home. Then on your next important call, be sure to include your partner so that now they are getting even warmer to the idea that there is more of you and your team working for them. Lastly, when the time comes to show them property or go to the appointment, just let them know that you have a scheduling conflict but your partner will be the one showing them the properties or going to the appointment. Be sure to reassure them that they are in better hands with your partner than you. I know the last part may sound weird, but talking them up is going to Play a critical role in your conversion. Hello, BiggerPockets! We are trying to identify new ways to generate new investment deals in the current market. I own a property management company with 5 other partners. We have been in this business for many years and know and tried most of the standard strategies employed to get new doors: Google Ads, mail campaigns (letters or postcards), targeted lists, etc. I would like to know what methods are you using to get more doors? Do you have “bird dogs” looking for them, do you put up signs, do you have a salesperson who’s just making calls? Any suggestions are greatly appreciated!
