Hello BP community,

I've got an ADU project where I'm almost done but right now I have the Los Angeles DWP saying I can have a separate meter for my ADU. The issue is that I have a duplex where the ADU is being built and I wanted to have 2 separate electric meters for the duplex (it obviously didn't have it before). They don't have separate addresses (previous owner never went through the process so I just note each place as "Unit A" and "Unit B.") The DWP meter spot person said each house needs its own address. My question is: Has anyone dealt with the LA DWP and gotten separate meters for a duplex, triplex, etc.? Anything that can be done 'quickly' to get an approval for separate meters?

@Luis Ernesto Gurrola  That's great to hear Luis!  I'm glad you got a vet into your housing for a win-win situation. 

Are you able to share your contact person with the VA? I've had a hard time finding someone to work with in the past.

As for meet ups, right now they're mainly online but I think we'll be meeting in person soon.  Check out these groups in the Valley area and LA.  They're a good start to get to meet some people and learn some more.

It's a tough market now. A sellers market. It's possible to find deals but very tough. A letter campaign and door knocking are your cheapest ways to meet potential sellers. Try those dilapidated houses if you don't know where to start.

My question has to do with investing in building my ADU on one of my rental properties. I'm about to build an ADU at my rental and I would like my solo 401k to cover the costs. Would this be a legal transaction? I want to make sure I'm not self-dealing.

My rental is a personal investment but if I'm building a new project (the ADU) on it's own and wouldn't that count as a separate investment that my solo 401k can invest in? The ADU gets its own address from the city. Or is the project being associated with the rental enough to shoot it down?

Input from any CPAs and Solo 401k specialists out there is appreciated.
