Hello fellow BP'ers

I ran some numbers on a property of interest in small city in Southern Ontario with 4 separate units listed at 500K.  Per the posting, the building has been updated this year including all the big ticket items (also why I didn't incorporate a capex estimate). The expense amount of $2907 is an estimate of the mortgage+utilities, insurance+peroperty tax. The total sq ft is 2750 and all the units are essentially studios but (one kitchen+1 br+1br but all sizeable. My target renters would be students as the property is only 6 minute drive from a college. The mortgage broker indicated she is on board to entertain the idea further as long as my debt servicing ratio is satisficed. I have tried to be conservative with my numbers. Please let me know your thoughts or you would like to make any adjustments to my numbers. I would also like to hear your concerns beyond the numbers. This would be my first ever property and I am looking to live in one unit for one year (still manage it myself beyond the first year) so essentially my analysis for start of second year and moving forward. Much appreciated

@Jacob Perez I am planning to buy my first property with an income suite in the Hamilton or Niagara region. My mortgage pre-approval is $350k. Is there anything in that price range in those areas that would be cash flow positive or break even at that price range. I would like to hear your thoughts. Thank you Jacob.

I see 20 acre plots of land near Oroville Washington fairly close to osoyoos BC that are priced in the 30Ks. Being from Canada, the same plot immediately to the north of the border would go for much higher. I am not a professional investor just someone who loves the idea of owning bare land. Is there any catch? Thanks

@Alexander Ball the bank really dropped the Ball on this one. Time to look elsewhere
