Short and simple. I created a direct mail flier that say's the following:

"Net more... Save Thousands, Sell Your Home Direct To My Buyer" and then it has my contact info.

Is that bad? Should I mention the word "Buyer"? Or should I say "Directly To Me"?

You all's help is appreciated.

@Ned Carey It sounds like a whole different league. I think me trying to start in that area would be a bad idea. I am having a hard time on where to start as there are so many different areas to master. I think this is what overwhelms people. Thanks for your help Ned.

@Ned Carey Good question, lol. I am assuming he was just giving a full list of the different types of options I have when it comes to flipping. Being that the LP properties are pending litigation would it be safe to say that these sellers would be motivated to sell? ( I am just being completely sure) Does this type of property involve me dealing with a lawyer? Any advice would be helpful!

@Ned Carey Thank you for your reply. I did some research and I found the following:

Notice of LP is - Lis Pendens ( as seen here: https://en.wikipedia.org/wiki/Lis_pendens - not the most accurate source I know.) - When I asked my friend he said that these homes have a bad cloud over them and are not worthy of even trying to wholesale. Is this true anyone?

Other than that I thank you for clearing up the others. I am still trying to find information on "Neg. assessment" if anyone knows let me know. Thank you all.

So I was speaking to my friend who has been successful in RE for 11 years now, and over the years now does a lot of flipping and re-habing. He we was speaking to me this afternoon and some specific terms he used I didn't understand. I know, why didn't I ask? He is a father, it was early and the little one was crying, so I didn't want to keep him. Not to mention I know I can count on you all. :)

So in particular we were speaking of different types of distressed sellers and here are a few that I took notes on but cannot figure out if they are the type of sellers I want to target or exactly what they mean:

- Estate Sellers

- FLBO

- Neg. Assessment

-Notice of LP

- Notice of Sale

- NOO Out of state

I'd appreciate if any of you wonderful people can chime in. That would be much appreciated.

@Bob States Excellent post! My intention when posting this post was to see if there were any buyers at these events. Now that I know that there isn't at the Than seminars I will not was my time taking a cab to the event and then sitting there to be sold on a $197 3 day course. 

I am interested in knowing a bit about two things you mentioned if you do not mind sharing. The "Tax" thing has crossed my mind. I own a legal entity (LLC) and just am doing my taxes for the first time today. When you speak of "Taxes" is it more so on how to file and form a Corp.? or actual tax filing or both? Also, I am not asking for free information, but I would love to hear about the Home Depot "Bidding Room" concept.
