As @Matthew John stated, there are properties here in the Midwest that provide great cash flow.  Actually, some of the best damn cash flow in the country which is why out of state investors love our market.  We just got a duplex property under contract yesterday for 134k, already long-term, tenant occupied, bringing in $1450 total a month. That's $17,400 annually not including small operating expenses. On top of the that, tenants told us over the phone they didn't need any repairs in their home and we went over to the place to confirm it. The place is Beautiful! We run across similar deals to this one often in our market. If anyone is interested in this deal we just got under contract, PM me for more details.

@Marisa R. You said the holy grail, right? 2 million a month, net for me. I plan on owning 200-500 unit luxury apartment buildings in big cities like Los Angeles, New York and Miami. I don't think in terms of getting by or having a little left over to feel free. I think in terms of generational wealth and legacy. My goal is to build an indestructible portfolio that can weather any storm. Economy upsides, Lawsuits for whatever reason, unexpected family illness, etc  I want my grandchildren's grandchildren to be financially free. I refuse to limit myself and disown my potential.
