@Mike Fingleton I have a lot of contractors connects as I am an agent as well. I am very handy as well but of course always busy but very motivated to get things done. I am told by a lot of folks in the industry to hold and rent at such a good price. My W-2 salary job allows me to save large amounts and my brokerage I gross about 55-65 consistently. Just always have loved real estate.

@Steven Goldman I have little experience with  actually rehabbing, I have a lot of connections as I am also a real estate agent. My W-2 job pays me about 100k salary and real estate I've been consistently grossing 50-65k. The home I bought for cash as I am blessed to be completely debt free house and all I can save large piles quickly. I don't mind growing slowly  while learning as I find debt risky in most shapes and form. My broker and several REA's told me that absolute worst case you can easily rent it for 750 and 900 on the high end. Since there is no bank carrying cost I can remodel and fix up out of pocket. I have about 90k in reserves.

Hey everyone, I have a property I purchased off market. Bank repoed was asking 65 I offered 34500. After a day of negotiation talked down to 33k. ARV is 117 but I'm conservatively pricing it at 103 with this market. Repairs low end of 22k and high end 35k. New roof, retaining wall, 2 tubs, toilets, paint cabinets and walls. Home is in Fowler Kansas. Home exteriors is mint condition. 3 bed 2 bath 1 attached garage and another detached. Would you wholesale this or flip entirely?
