Hello all! Texas here and i do direct mail and recently i thought about putting "Refer a friend or neighbor and get $1,000 if we buy their house!!!" on my mailer. I am not a licensed realtor and was wondering if what you guys thought about doing something like this or have you done something like this in the past and how did it work out for you?

how are you guys getting the age parameter?

Has anyone had any luck with building a list out of expired listings or withdrawn listings or perhaps cancelled listings? If so would you care to elaborate on each one? Thanks alot! Your time is much appreciated!

well my question is more, should i go after tax delinquents that have HS exemptions?

hey everyone! newer investor here, and was wondering if those who target tax delinquent lists go after those leads that are delinquent with homestead exemptions? or do you just stick with leads that dont have that?

Hello all!

I was recently reading different articles about interest rates and their fluctuations and I was wondering if someone could shed some light on the resilience of the owner financing space when the interest rates go up. Say for example at time of posting this, interest rates are within the 4.1 to 5.2 percentage rates, so in turn some owner financers I know will finance sub 100k properties for 10 or 11%. So my question is, has anyone seen how the owner finance space reacts and how it would cope if interest rates were to say reach 10% at the institutional levels? What would the everyday owner finance have to adjust or could he still do the 10 to 11% hes doing? I hope I have explained myself correctly.
