If I have a guest stay for a week, starting in December and leaving January 1, how should I account for the revenue from that stay, as it is in the transition from one year to the next? Would all of the revenue go into January's revenue, all into December's, or should I average the stay and put 6 nights of revenue into December and 1 night into January?

I am a Landscape Architect (Lic. #6591) in California, as well as an investor, and I can help out with Conceptual Designs for landscapes in California. If you need to update the front/back yard for one, or more, of your properties (flip, rental, etc.) to increase the curb appeal and value, without spending a fortune or putting in high maintenance elements, let me know. If you do want to spend a fortune, I can help with that too ;)

The building was built in 1981 by the current owner’s father, who has since passed away, as a movie theater. The owner leased it out for that use, and the business went under during COVID, though they have recently been in talks with another company that would like to lease it as a theater. I am pretty sure they own it free and clear by this point, so I would like to pursue seller financing if possible. 
And yes, it is an off market deal.

I am new to Commercial investing, but I had an idea recently to turn an older movie theater that had gone out of business into a rock climbing gym. I have approached the owner of the building and she would be interested in selling, but would like me to send a proposal over. Is that similar/the same as submitting an offer in residential real estate? And is the timeline for commercial sales different, as compared to residential?

I have hired a consultant to help with a market analysis on whether the market can support a climbing gym, and I am waiting for those results before I submit any offer to the seller. Should I also wait for that analysis before I approach investors about potentially investing with me on this deal?

Sorry for my ignorance, I’ve spent a fair amount of time educating myself on residential real estate, and not so much on commercial, but this idea really excites me, and I’d like to try and see if it could work!
