Can any one enlighten me on the "war zones" of Ohio and Michigan. zip codes and towns appreciated. I am looking to wholesale properties in those states and don't want to wind up picking upa propert in the ----------WAR ZONE----------- AHHHHHHHH!

Why would you be nervous to attend REIA meetings? at one point all of us were new to this game. My 2 cents: 1)Invest your time into educating your self but stay away from the late night infomercials and allot of the gurus online. there are alot of honest people here on BP that can assist you along the way. I'm not saying that all REI courses are bad or scams but there are some that prey on the lack of knowledge of others. You can recognizr these because all through out the seminar they lead up to the "big" secret. which of course is more money for them to "teach" you how to invest. There are allot of great concepts out there but do be careful.
2) be completely transparent on honest with your clients. Integrity is something that you can never regain after you loose it.

great post guys. I am a wholsaler and what you all have said holds completely true. I sale properties that are not local to me, so I always tell my buyers to do their own homework on the properties but my price to them is usually a flat mark up because i usually sale in bulk. One issue that I have had experience with personally was with a property that I had listed in tx. this property evidentally "fell through the cracks" all of the pre-screeing i did on the prop. showed a large house there. but when the investor went to look at the home it was a vacant lot with a slab on it!@!!! That was a little embarassing. But it goes back to what was said earlier. Don't take "my" word for it. Do your home work and if it's a deal buy it and feel good about it!!!
