An elderly member of my immediate family had their primary residence hit with mold and other issues due to a leaky water pipe while out-of-residence.  Insurance will cover some, but not all of the cost.  After mold remediation is done, a lot of furniture and flooring needs to be scuttled.   We want a contractor to come in, do floors, and other changes, to instead prep this house for sale (the elderly member would downsize into a retirement community).  

I know the most cost-effective and best recommendations will come from other real estate investors . I also know investors don't want to share their favorite contractors for fear of giving them too much volume.  But I am hoping there is a way for you to share your contractor recommendation with me.  We aren't looking for the absolute cheapest, but we are looking for someone who is honest, good, thorough, with reasonable pricing (as this will help de-stress the process for the overwhelmed owner).

Thank you.  In this particular case there is only one application, not multiple applications.

My Property Manager claims there is no basis to say now, but I can't believe that's right, including the fact that they are splitting the rent 4 ways to make rent.  So having some basis for pushing back is helpful.

I have a newly renovated 3BR in Texas.  I listed the property and received an applicant from 4 25 year olds, who in aggregate meet the income requirements of the listing. This is a disaster.  I had not intended to rent my new property to 4 partying twenty-something year-olds.  Their application meets the criteria on income and credit.  This is a former residence of mine and the neighbors will NOT be happy to have the house rented not only to a renter, but 4 renters who will come and go, and do more wear and tear on the property than a standard family. 

Do I have any right to not rent to them?

If I have no right, how do I avoid this snafu in the future?

I really appreciate your folks help  on this.  Sort of a big deal for the family, starting to renovate the house.  (But to be clear, I will handle it myself.  I have rehabbed houses in TX before, and don't view this as an emotional process).

Princeton proper.  The actual city is Hopewell Valley, in between Pennington and Princeton.

My dad is widowed and his house in Central NJ is falling apart.  He will eventually sell the house in a few years.  But fixing up things cannot wait till then.  I need a good general contractor who is reasonably priced that I can trust, to do a single job.

I am not looking for a contractor to do commercial rehabs.  Just this single job for a family member.  I know folks keep their contractors secret, I'm just hoping someone will share someone once!
