Once again, I am so glad I am part of Bigger Pockets!  I just got an email from this company today! Decided to do some research and BAM! Here's my answer from BP!  You guys are the best!

The area is Union City.  Rentals in the area go from $950 to $2000 depending on size and other options. If I rent it out, I'm renting the entire house. If I do an AirBnB, I'll do it while still living there.

Hello there,

Two years ago, I bought a 5 bedroom/3 bathroom/2 car two story home in Atlanta metro. I bought it with the thought of having a place for my grandkids, family and visiting friends to stay and considered using the downstairs room and an AirBnB. (Sep bath is next to it.) With the pandemic (dammit!) it's become a lot of house for just me (even though I still love it) and I'm thinking about buying a smaller 2/2 townhouse and  renting my house as:

  1. 1) Full rental totally unfurnished
  2. 2) Full rental partially furnished (two beds upstairs, living room, and dining room furniture included in rent)
  3. 3) Other options I haven't thought of

I don't want to sell it, but it is about 2,300 square feet of house.

Any suggestions??

Do investors buy houses without seeing the inside?  Do they make an offer without doing an inspection? I am really confused.  The owner had a property but the tenant was so Covid19 paranoid, she wouldn't let me and my realtor in to see the property? How does it get sold if you can't see it??
