From what I’ve been taught. Some good sources include probate, absentee owners, Vacancies, divorces, tax liens, and preforeclosures. The key is to consistently market and follow up with these leads. Deals won’t just he handed to you. You have to be patient and ready to act at all times.

@Tony Marcelle When doing Sandwich Lease Options, you need to make sure you qualify your tenant buyers properly. You need to make sure they have good income, enough cash for a 3-5% down payment, and are serious about wanting to own a home. That way you weed out the bad tenants.

Hello, For those who do rent to own in California or other expensive markets (NYC, DC, miami), how do you find your tenants buyers? Also how long does it take to find them ?

I’m a new investor starting out. I live in Los Angeles, Ca. Obviously, LA is one of the most expensive markets in the country. That being said, I’ve been taught you can still make money here, it’s just all about knowing how. Now, since I have limited capital, one area I’m looking into is Sandwich Lease Options. I’ve learned that with this strategy, you can do them anywhere regardless of price. You just need to find sellers and buyers for them. I was wondering if anyone does them in SOCAL (LA, IE, OC, SD). If so, how do you find sellers and tenant buyers ?

Hello, I’ve heard from someone about the strategy of lease option wholesaling. He told me that this strategy could work well in a market where prices are falling. He also said it can be less risky as long as you have the proper paperwork and do them the right way. Would someone be able to explain how this work in as simple terms as possible. Thanks. PS. IF POSSIBLE could you give an example of this as well.
