Hi, Miguel.  We ended up self-managing and moving to Pittsburgh.  I had some issues getting in contact with this PM company, however, as I recall.

Thank all of you for your input and responses.  I’ve noticed that some landlords do not provide washers/dryers for their tenants - makes me think that the landlord is either trying to lower expenses by not owning one more thing that can break down and/or making it more difficult for the tenant to move by having the tenant buy and use their own appliances.

Hello, I’m interested in lowering our water bill at one of our investment properties and I’m looking at replacing our old washers with more water efficient models. Has anyone done a total cost of ownership analysis of washers?  I.e. including electricity and water costs, maintenance, etc

hi, Michael.  We just bought our first multifamily property recently in Pittsburgh.  We're out of state investors, but we were helped greatly by our realtor, Anthony Angotti.  If you're not familiar with the area I suggest using him as your realtor.  He's a BP member.

Hi, Jeff. We're new investors and recently purchased our first investment property in Pittsburgh. I haven't looked very closely at the SFR market, but you can definitely find 1% and some 2% small multi-families here. The duplex we purchased meets the 1% rule and was turnkey. From what I can see, the market is reasonable. Lower rent to price properties are generally in better neighborhoods and/or are higher end/turnkey and higher rent to price properties are in less desirable neighborhoods and/or require some work.

I worked with Tony Angotti - I highly recommend contacting him on bigger pockets if you want some more insight into the market. He specializes in out of state investors.

Hi, Yvans, good to meet you.  Have you done any investing in RE yet?  I'm looking for my first investment at this time - desire small multifamily, but it looks like there aren't many in our area other than college park (and those appear to be few and far between).

Has anyone had experience with this property management company?  Would like some feedback from those with experience if possible.
