@Christopher B. I've had really good luck with them also! I don't go a month with any of my properties being vacant using those Services, I'm trying to cut that down to 10 days. That is my goal anyways

@Nathan G. Thanks for the heads up on tenantcloud! I'm going to look into it as well. I figure the more eyes who see it and show interest the better chance I have of finding a great tenant

@Cassi Justiz I'm definitely going to look into buildium, I've never heard of it. Like you I don't put signs in my homes either, that's like an invite for squatters or an a/c unit to come up missing.

I currently use Zillow, Facebook, and Apartments.com to market my rentals. What is your best strategy to generate phone calls and emails for your vacancies? Thanks!!!

No Jason this isn't my first property I live in Kansas city and own properties here.  I was thinking about beach front condo and lease it weekly to tourist and have a property manager take care of it.  Just didn't know if the slow months, expensive hoa fees, and the 23% percent manager fees are worth it.  The property would still cash flow but is it worth doing?

@John Casmon John, after reading other posts the master lease agreement seems like the way to go. I need to educate myself more on that subject. Is there by chance a BP podcast or a book that talks about that? Thanks
