Hi everyone. Newbie investor here. I'm looking for 1-4 unit property within 1.5 hr drive from DC. I notice there are plenty of small multifamily in Hagerstown MD. I'm wondering if there is any investor out there familiar with that market. Maybe share some insights here or contact me directly. Such as how easy to rent, typical renters profile, how difficult to find contractors, etc..

Wondering why nobody replied yet. I like the idea. But the fact that nobody is replying...probably not a good sign

Newbie here. It's great to be able to rent out and breakeven. Not everyone who bought a place in DC can do that. I'm 100% agree with @Sebastian E. Save 1700/month is great idea. If you can rent out a one bedroom in DC for $2700 that's really awesome...convert to daily rate is $90/day. I kind of suspect airbnb can get the same amount of rent every month. 

I'm in similar situation. I bought a 2b2b condo in Arlington, if I rent out the whole thing, it would be a negative cash flow property. I'm now just do airbnb with the spare 1b1b, in a good month, I'm able to live there for free. 

Just an idea to throw out there. If you can airbnb just the bedroom from time to time, and set up a temporary bedroom in the living room when you have guests. At a daily rate for $120(spit-balling), rent out 20ish days in a month. You are close to living there for free.
