I attended fortune builders paid seminar, split it with someone so it was only $100 so for $33.33 a day in my opinion it was a great value. I learned a lot of things but more so got into the investor mindset. For the price I would certainly recommend it. 

I also did the abundance edu (scott yancee) before the FB and boy was that a waste ($1000 split with a friend) that was about 90% upsell and 10% useful info if that.

Wow I haven't raised the rent on my rental unit I have in my residence in over 5 years. Kind of a mental thing I guess where I have pretty good tenants and don't want to rock the boat. This new house I will be more business like. I mean its only fair, my expenses go up yearly

2% rent increase 

then 6% vac

Hey guys what % are you using when you figure Rent increase per year, property value increase per year and expense increase per year?

Well house was priced at 142k needed probably 20-30k to make it what I needed it to be. I initially offered 135k, they came back with multiple offers so make your best. went to 145,050 because the numbers still worked and I came up with a few cheaper solutions. They rejected the offer because they had offers north of 150k. I had a feeling they priced low to attract  more offers or waited it out (was a homepath property) so they could accept a cash offer. Kind of bummed but Ill keep searching, just seems I'm always last to the party

Hey guys been searching for a few months now (seriously searching, been pretending to for a few years) I had been looking in my town and the next town over because of location and proximity to my home, but the competition around here is too much with all the flippers paying cash and capitalizing off the rising home prices. And the taxes by me are almost 8k per year and that kills cash flow. 

So I started looking out east a little bit maybe 20 miles from me. The taxes drop off by a couple thousand and there is much more inventory. Also the market has appreciated so rapidly out there so home prices are generally in the 130-160 range as opposed to by me where they are probably 150-170 for what I'm looking at.

The house is listed as a two bedroom but because of a large living room extension, following some of the advice I read in Brandons first book I realized it could be easily converted into a three bedroom house.

Anyway hoping to hear back soon from the bank (reo house) about my offer, but I just wanted to say through what Ive learned on here and from the podcast and books and yes even a seminar or two lol, Ive come to learn to think more like an investor and now Im starting to use that to my advantage.

This will be my year.

Made an offer on a house out in suffolk county looking for someone who can recommend a good appraiser. When I bought my home I was very new and just used everyone my real estate agent recommended. This time I want to use the best people and start building relationships.

I'm going to take your advise and just let them know my plans and ask what their policy is. They are pretty easy to deal with being a community credit union so I'm hopeful. Thanks for your help
