@Sam T. how did this turn out for you? I'm considering paying my property manager a percentage of gross revenue and percentage of NOI to keep interests aligned.

Unless you know them really well, I would start with just giving a percentage of the NOI.

My rentals are owned under a Single-Member LLC which the IRS regards as a Sole Proprietorship. My CPA told me to just record a journal entry for expenses bought from personal accounts or credit cards as an Owner Contribution in my accounting software.
