@Carter Anderson - Thanks! That would be very much appreciated (but take your time and enjoy the holidays, there’s no rush).

@Carter Anderson, thanks for the feedback. You mentioned in your post that:
"The current standing is that only condo's can have STR's and even then it is up to the complex's HOA to allow them."

Are you referring to CC as it pertains to downtown, or are you talking about the island? Do you have any links (or can you point me in the right direction) to the details? I've searched CC's city pages/ordinances, and so far I've only been able to find information on the recent hotel tax agreements with Airbnb/VRBO. (Admittedly, the CC City website's search function doesn't seem to search everything on the site, so it's entirely possible it's there, somewhere...)

@Chase Cline thanks for the response. We're looking at the downtown area, or at least somewhere along Ocean Drive, just because of proximity to family. Since we wouldn't be nearby to check on it, that would make it more convenient for them to check on if we needed them to drop by. Regarding your note about your properties on the island, I suppose that's something else that we need to consider, that the occupancy rates could be vastly different due to the location.

In any case, I suppose the main limiting factor in our case is finding an apartment complex open to Airbnb arbitrage, since we're just looking to test the waters and would like to limit this to a 6-12 month trial at first, rather than committing to a mortgage or a longer-term lease. I figure that we're already spending a significant amount on STRs when we're down there, so the cost of doing the LTR will be mitigated by us not having to do that anymore. Another factor involved is that we'd like to be in a 2bd/2bath and at least have the option to do the Airbnb private room rental, as opposed to the whole unit, so that we (or other family) can be there for longer periods and still bring in some revenue. That adds all sorts of complications and complexities, of course, so we have plenty of further research to do before making a move.

We're looking at getting an apartment in the Corpus Christi area for our trips down there, but would be gone most of the time, so we're looking at the possibility of doing Airbnb while we're not around, et cetera, if not to come out ahead, to at least help cover our expenses. I noticed that there have been updates to local regulations for short-term rentals, but it's not really clear to me if CC is really allowing it... or just allowing people to pay the hotel tax while they discuss it further.

Also, does anyone know of any apartment complexes that are open to that sort of arrangement in an area close to downtown CC? If we do try to move forward, we want to make sure we're not violating lease terms.

Thanks in advance for all feedback.
