Hi all, 

Thought I would post here just in case anyone wants to dip their toe in the water for SFH in Birmingham, AL 35211, USA.

Property is on the market, I've got an agent, but if anyone in BP wants to have a crack I'll send them the agent's way.

It is a small 3bd 1.5bath property. Nothing wrong with it. Tenanted until November $850 / month.

I don't have the time (second kiddo on the way + business going well here in Australia) to really focus on building up SFHs right now, so I've decided I'll just sell it.

Sure I could get a lot more if I keep it out there in the market and the agent works it. But also I love the BP community, and have loved the podcast for year, so if there's a newbie in here who wants it, I'll work with them.

We purchased our first foreclosure (post-foreclosure) via HomePath. We made offers on two. Best money we spent was on a home inspector, saved us a trainwreck with the second one.

I second the comments above about finding a mentor. We haven't done that so much as we've found a great network of professionals to deal with and work with in Birmingham AL which is where we are investing.

@Chris Lopez this is a good tip. Lender query first!

@Mike McCarthy great answer. The fact is if you’re ok, hand on heart, to stand in front of a mediator or judge and justify your deductions against the bond - even if they disagree - you won’t come across as disingenuous and you will be confident as will your attorney in putting forward the case (should it go that far).

@Mike Cumbie great point about different markets. Real estate is a patchwork quilt. I always find comments about homogeneous price movements / commentary funny.

@Darius Ogloza this is seriously valid. Between stamp duty and capital gains tax here in Australia it destroys property liquidity and that makes it actually harder for people to get into the housing market - be they young (first home), upsizing (growing families) or down sizing (elderly).

You need to not impede volume and liquidity, we’re living the other side.
