Hey Brynnen, I don’t wholesale, but I’ve purchased several properties from wholesalers in this area, and I also do my own direct mail marketing to find more deals for myself. Investment Info:

Mobile home buy & hold investment in Leland.

Purchase price: $15,000
Sale price: $98,000

Grand Slam Deal! 16 year old Singlewide on permanent foundation bought from a wholesaler. Less than $3,000 spent on repairs. Occupied at $700/mo while I owned it. Resold for $98,000 (minus closing costs and a buyer's agent commission). Proceeds went to my Qualified Intermediary for the 1031 exchange that I am doing (my first 1031), where these proceeds will be the down payment of the off-market 8-plex that I will close on in July 2021.

I'm using MC Capital (based out of Wilmington) for the Leland flip that I'm closing on next week. I've also used Carolina Hard Money (based out of Charlotte) in the past and had a good experience.

I agree with Steve. Incredibly hard to find right now. I’m currently flipping houses and just looking for some multi family properties to put those profits into.

Agreed! Hampstead has already seen so much growth. Unless they fix the traffic issues on 17, I’m staying away. I am very bullish on Rocky Point and Leland though!
