I want to place some new mobile homes on individual residential lots and sell them (each with their lot).  I have the option of getting licensed with NY State as a retailer and buying direct from the manufacturers, or I could work with a retailer in the area.  Manufacturer wants me to get licensed before talking pricing with me.  Anyone with experience with this?  I am wondering how much the retailers margin is, I am thinking there might be 10%-15% in there.  I have one lot to start with as a pilot to test this market, then probably would do 3 or more per year thereafter.
