I have been thinking about becoming a GC as well.  I have always worked in blue collar type jobs welding, fabricating, engine building, etc. but have never done anything extensive as far as contracting outside of helping my dad remodel kitchen/bathroom as a kid and helping him with various plumbing jobs.  The shortage of Contractors in the industry however has me intrigued on the business.  How old are you Alex?

Thanks for the advice. I will keep those numbers in mind and analyze further. Just want to make sure before I jump into something like that from 1500 miles away.

Just wanted to get some opinions and see what everyone thinks about this deal.  I would be investing long distance from Southern Ca and this property is in Kansas CIty.

I’m not sure exactly, it seems like it was listed too low and maybe that the bank would not take an offer at that price.  An agent estimated yesterday that around $488k is owed on the property.  The loan went in to default in Sep 2017.

Hey Jim, I have not been able to look inside of the property but I looked inside of the window and from what I can see it needs quite a bit of work. It was listed for $340,000 but yesterday they increased the price to $420,000.  It looks like the property has been listed for a little over 6 months.  We are looking to purchase this house short term (maybe 1-2 years at the most) while we perform the repairs and renovate the property.  Similar homes in the area current values are $480-500k.  From what I understand Thisbe needs to I be a cash purchase so we are seeking hard/private money to fund this project.  Thanks a lot for getting back to me!

Seeking private/hard money for a short sale that is not able to be financed by a bank.  I believe that this deal has a lot of upside.  The home looks like it was vandalized by the previous tenant or owner so a lot of walls/ceilings need to be repaired.  Home was built in 1988 and does not appear to have been updated since.  They are asking $420,000 but its been on the market for around 6 months.  County assessor says its worth $298,000.  I believe I can get it for around $350,000 or hopefully less.  Comparable properties in this market in good condition are around $480,000,
