Just closed on my first Duplex in Fort Worth, Texas! Being a novice to the REI world. I wanted to tell how much of a God send the Bigger Pockets Team and The Members within have been for me. With the tools, educational forums, videos, and advice from the good hearted people of Bigger Pockets, I've been able to lock in my first rental within 6 months! My advice to New Members is to immerse yourself in the amazing educational material provided via Bigger Pockets. Reach out to members even to say "Hi" or "Thanks". You never know who can give you that motivation or piece of advice that takes you to your first deal and beyond. Big shout outs to #Ryan Blake #Patrick Hermans #Solomon F. #Sebatian Kressley #Paul Moore #Matt Faircloth, the Bigger Pockets team and anyone else that I may have missed. @Frank Wong Thank you for sharing your experience. I countered the seller stating that I would like the rights at purchase; hopefully they accept. Hi All, 

I'm looking at a duplex in the Dallas Fort Worth Metroplex area; the seller has just counter offered with an addendum for reservation of the potential oil, gas and mineral reserves of the property. I offered 10K over the asking price, due the numbers still working. Is this a deal breaker in regards to real estate investing; as investors, wouldn't we want control the whole of the properties we are purchasing? Thanks in advance for the help!

Howdy @John Leavelle thanks for taking a look at this. I was trying to make the numbers work as much as I could with the numbers they were wanting, but was not able to; the area does not regularly flood either. I'm not okay with the low cash flow, but I did see that the property has a big lot, which another house could be built on potentially in the future. Just called another insurance company to see if the flood and home owners policy numbers can come down some; that may increase cash flow a bit. Thanks for the comment!
