Our first came about kind of by accident, my mother was renting and got sick. It was 2008 and we were able to buy her a house (that needed a lot of work) in the town she lived in. Her boyfriend was somewhat handy and fixed it up. Eventually she passed away and he couldn't afford to rent it by himself so he moved out and we rented it out (using a management company). It cash flows nicely and after we put some money into it, it is a really nice little home in a decent area of Michigan. Our second rental property was our primary residence for 10years. We bought a new house a little over a year ago and turned it into a rental as well.

I am 38 with 2 rental units (2bds 2baths each), I am interested in growing my portfolio of rentals but a little nervous about the potential capital requirements.
