Has anyone found out how to successfully convert from 1 to 2 family? I'm told by my realtor it can be done, but would love first-hand accounts of the process.

@Kevin M. I'll have tons! lol. Philly might as well be Vietnam to me when it comes to investing. Still learning the bureaucratic ropes and where the best neighborhoods are. My wife and I are actually going to head back this weekend to meet with some folks and look at some properties. I'll keep you posted. :)

@Michael Duggar I'm in the same boat in Philly. Trying to figure out how to deal with the refi after a cash or hardmoney purchase, when the ARV is >$100K. If you learn anything I'd be grateful for a share. @Dan Gamache Count me in if you have local knowledge or insights that may help.

Hi BP peeps, my wife and I are taking the plunge into real estate investment, with the goal to buy and hold, and BRRR. We are located in NYC and the markets we're looking at are out of state with different tax rates, etc. Our CPA is "okay" but we are really looking for a specialist. Someone we can lean on for long term advise as we build and grow our portfolio. This person will be our CPA and advisor. Any recommendations you have in the tri-state area or Florida would be helpful.

@kristin I'm also interested in Pennsauken. I have been going down a deep dark hole of research into Camden, and having live in Brooklyn (Williamsburg specifically) pre and post Renaissance it looks poised to make a big move. But when digger deeper I realized the parallel stopped at the waterfront - which is currently 100% commercial.  And if the previous poster is correct, and all the folks who work at the hospital, college and Subaru love further out, then I worry. I don't think Camden will have a real turnaround until that becomes residential. I'm still digging but losing hope. Pennsauken looks like and interesting alternative. Have you done any deeper research there?
