@Anton Ivanov I really appreciate you sharing your story. I’m a former soap opera actor now working for a fortune 15 and have a six figure income. I see many coworkers upgrading their lifestyles and I continue to try and live conservatively. No debt except for my first two rentals, but I want to move faster. One concern is management — so when I get a property I fix everything to a point where I know I don’t have to come back for 20 years (barring unforeseen issues). I also have a loca mentor who has 30 partnership units and 8 on his own. I’d love to learn more about your property manager model. Specifically, how do you work them in k the math to still come out with $250-$350 cash flow? Thanks and what an inspirational story of hard work and grit you have shared! Jason

Hi, I'm an investor living in the Lehigh Valley and seeking a long term agent to help me as I buy and hold local properties. I'm very focused on the Bethlehem area and looking for 3BR 1.5 bath props between $75K-$115K. I know the cash-on-cash return I need to make a property worth it and have become familiar with the local area over the past year.

David Chwaszczewski - super grateful for the thoughtful response and reasoning. I'm definitely of the same mindset! :) But what I'm trying to figure out is how Brandon can make so many offers so quickly knowing that for any/all of those accepted 'sight unseen' he has to pay an inspection fee to pull out of the deal even if, after reaching an agreed upon number, he then visits the prop for a first time and quickly sees something structural he doesn't like -- he can't get out of the deal without paying the inspector even though he can easily now see the property isn't something he wants. The approach of negotiating sight unseen...can't that become expensive if you have to pay for an inspection each time to get out of the many deals you reach without seeing the property yet? Makes any sense?

Hey Brandon! Thanks for all do the great stuff you do to educate the community. On a recent webinar you overviewed creative ways to find real estate deals off market. I'm applying those approaches. But you also mentioned that you gives prices sight unseen so you can move quickly without having to see all of the properties. I love that approach and could have used it this week because I have to keep going to see these properties not even knowing if they will negotiate to the price I've determined to be the right fit for ROI. But in order to land on a price I have to make an offer. To get out of the offer I have to make contingent on an inspection, which costs $350 minimum in my area. How are you withdrawing offers when you see the location (after landing on an agreed price) and without paying an inspection fee every time in order to have grounds for withdrawing the offer? I don't see another way to withdraw the offer. Does this make sense?

I'm familiar with cash on cash and cap rates. But I'm new to multi family and trying to gauge what I should be expecting in the Bethlehem, PA area as far as a reasonable or exceptional cap rate.
