@JR Rivas Just remember that SFRs are almost always easier to sell and get out of if you need to... and since they appreciate more/faster, there should be some profit when you sell.

@Brian Washburn I do NO carpet in rentals. It’s gross and just keeps costing money to replace. We do vinyl or vinyl plank flooring. Sometimes we do tile in the bathrooms.

@Daniel G Blais A few different scenarios to consider... 1) What about clearing the lot, then subdivide it into 2 lots yourself (or as many lots as you can). You have a much more marketable product and will increase the number of potential buyers. It also cuts your clearing cost in half on a per lot basis. 2) Would it make sense to try to rezone into multi-family or HPR that would allow more than 2 units? I don’t know the area your talking about, but just thinking in highest and best use terms. Do your homework and see what the city will allow. 3) Would it make sense for your dad to clear it and build a duplex on it? In most areas, you can do that without having to go through the rezoning process. It sounds like he would have to come out of pocket to build it, but depending on rental market and long term goals, it might make sense. Personally, I think number 1 might be the best option, but I don’t know your specific market and what the numbers would look like. What market are you in?

@Joseph Whitton Talk to someone at city hall about zoning. You don’t want to assume that you can just zone it to whatever you want. In my experiences, they will only allow you to change it to something that borders/touches your lot. For example, I bought a commercial lot that bordered a commercial lot on one side and MCD lot (allows multi family) on the other side. I was able to get approved for MCD and build a triplex (couldn’t fit anything bigger). In this example, I couldn’t have gotten it rezoned to SFR lot and only built one house.
