Those are all good school districts that you have listed.  The problems you will face are only wanting multi-family.  Very few in Edmond and rarely on the market.  I've never seen a multi-family in Deer Creek.  Bethany will have some and it may be your best bet for more potential targets.  Norman has a great deal of multi-family and it is pretty easy to find ones there on the market but Norman commands a high price tag right now leaving very little room for error.  Mustang is a smaller area but is growing.  Tuttle is a very small rural community.  While I would think that there is multi-family there, the average median income is considerably lower than all of the other areas you have mentioned. 

Good luck with your search.  If you have questions about Deer Creek or Edmond, I have lived in Edmond for 28 years and know the area well.

My name is Jason Seay and I live in Edmond, OK which is a suburb on the north side of Oklahoma City, OK. I have a strong background in commercial and residential construction where I spent almost 20 years before re-inventing myself and now am a pediatric nurse practitioner. My father is still a general contractor. I have read numerous books on real estate investing, listened to podcasts, and even joined our local REIA but never have taken the leap into action. My wife and I hope to start to accumulate properties in planning for retirement in about 20 years and my 18 year old son is already looking and learning to start his real estate empire. While I have all of the skills and connections for flipping properties, I would to prefer to hold for long term. Found the BP podcast last week while looking for new podcasts to learn from and am hooked. Looking forward to any and all help from BP members and hope to one day be able to help others begin to form long term wealth through real estate.
