I know this is an old post but just thought I would comment. I have worked with them on two different deals. Yes their houses may be inflated but if your starting out with not much experience and not much capital they helped a bunch. I have used them for 2 flips and made money on both of them. First house sold in under 30 days and second house sold in 6 days. 

If you find your own deals then yes it is much better and more lucrative but if you use Hard money and wholesalers they gotta make some money too

thank you everyone. I guess I’m just trying to figure out a way to start the process. Got about 15K to start I’m not sure how to go about starting the Brrrr process without having cash for the purchase

Sorry if this question has been asked before, but I’m s little confused. Hopefully you all can help. 

If I use Hard money to purchase and rehab the property, considering the HML gave me 70% ARV, how will I get any cash back when I Refi and pay the HML back. After I rehab then go to bank to Refi the bank will only give me 70%. So I use that to pay my original HML. After that wouldn't I just be back at square one with no cash for the next deal.

I understand I will then have a property. But , the way I understood BRRRR is having to have your own capital then getting that back plus more when I Refi? Am I missing something here?

Thank you for the reply. It is not completely detached. It is connected by a breezeway type area. You walk out of the house onto a covered patio then to the mother in law suite. It is located in Loveland off Wards Corner exit.

Has anyone had any experience in flipping a house with detached mother in law suite. Im looking for info on if they sell just like any other house or what I should do with it. Thanks
