Des Moines is very hot at the moment. Not quite to mania levels, but most properties are on the market less than 72 hours. My aunt was selling her house last summer and before they had even listed it, they had offers from people who heard they were moving.

I would talk to an attorney about an LLC. You want to know how putting title into the LLC would affect your financing. Generally speaking, an informal or general partnership leaves the assets of with partner at risk. Anymore, an LLC is a preferred route for risk avoidance. be sure to ask the attorney how where the LLC is formed (KY or CA) may affect your choice. Feel free to let me know if you have any questions! You're talking about a quit claim deed. If shielding the asset is your goal, it depends on how the current partnership is structured (general partnership, limited partnership, LLLP, PLC, etc). My advice would be to consult an attorney in your state.

If it were me, If get the owner policy and consider having an attorney review a title search. $500 to an attorney could save you a lot of headaches.

Hey all,

I'm looking at beginning my own real estate investment with purchasing a duplex. My soon-to-be wife (this weekend!) has stated that one of the amenities she wants in a home is the ability to run her own garden. 

What do you think about offering garden space and/or selling fresh produce to tenants as a value add? Many of the posts and podcasts I've encountered have advised to find something that differentiates your property. As far as I can tell, this is not a common (or commonly marketed) amenity in my community. 

Does anyone have experience with this sort of value add?
