Does anyone know of a short term hard money lender for a small amount?  Looking for 40k and I know most lenders want at least 50.  Need more of a bridge loan to get through to a refi eventually.  Thank you

I have a house under contract that I need to refi on.  I am leveraged to the max and am looking for a partner on the refi.  I have the majority of the down payment but need a partner as I cannot qualify on my own right this minute.  If you're willing to partner I would love to connect or if you have an idea for me that would be amazing.  Thank you in advance.
