Hello All, I am in the midst of getting my first direct mail campaign off the ground. The list I have is in PDF form and not set up as a form or table. I want to do a mail merge using an Excel spreadsheet and a Word letter. Because of the layout of the data in the PDF any attempt to copy and paste leads to a jumbled up mess that is hard to even make sense of. At this point I am grinding it out copying and pasting. By my estimates it will take me over 80 hours to compile my list at this rate. Does anyone have any ideas as to how to speed this process up? I am pretty proficient with Excel and have used VBAs in the past to expedite long repetitive tasks. I can’t quite figure one out for this. Any thoughts would be greatly appreciated! Jason Rogers

I know, I know it will vary based on costs, utilities, taxes and deferred maintenance etc. but is there a rough estimate that you use for back of napkin calculations for NOI as a percentage of the gross rents?

Hello All, I have a friend who inherited a house in Havelock. It needs some work and he’s not interested in renovating. After hearing his explanation of the property it was pretty clear that this is a house that is an investor purchase. @Joshua B. that is a great point. What are the implications of using a HELOC to fund? Could I pull of my line and then cut the business a check and be in the clear or is this not a good idea?

I am planning to build a portfolio so I figured I may as well start it right. Good call on the Quit Claim. That one never crossed my mind. I was going to attempt a cash purchase and then refi out later, but that is something to keep in mind for the future. I'm going to dive into the tutorial as soon as I can and get this set up. I am trying to get my first rental under contract. Two questions:

1. Should I just purchase in my name before establishing an LLC and then Quit Claim it to the LLC or is it safer to just file the LLC first and purchase through the entity?

2. Anything Michigan specific I should know pertaining to LLC creation??
