Post: Purchasing a partially renovated home

I'm wondering yalls thoughts on purchasing a home that someone has already started renovations on. Does the seller have to disclose if they ran into a serious problem? Would you approach the inspection any differently? Any thoughts would be appreciated.

Looks like a good one, $50000 PP, $25000 rehab, 125000 ARV

@Nathan Grabau thanks for the response. I thought that was going to be the answer, I was just hoping i was missing something. I'll definitely check that book out, but for now it looks like I'll be sticking with the brrrr.

Is the only way to not use your own money for a down payment through the BRRRR method? What if I find a turnkey property that doesn't require the rehab portion of the program? Is there a creative way to come up with funding for the down-payment?

@Andrew Postell, what an awesome post. Exactly what I was looking for. Definitely going to hop into the state forums (NW Louisiana) to find funding help. Thanks for the information. I'm definitely going to need the "portfolio" style loan based on income. How much does your credit score affect interest rate when the loan is based on income producing property?

Thanks @Benjamin Aaker, it's 6 single family homes. The overall net roi is 12.95%. I think it will be great, just nervous about being overwhelmed.

First off, thanks for the reply. The people I know locally just do it as a side gig, but they are telling me to go for it. I tend to go all in once I find something (sometimes to my detriment.) From what I can tell, this group seems to be a bit more knowledgeable than they are and I love what I've learned and the confidence the BP podcasts, videos, etc. have given me.
