Post: STR around Lake Koshkonong/Edgerton WI

Good morning everyone,

I am looking into a STR near Lake Koshkonong/Milton/Edgerton WI. The house is in the Maple beach HOA and I am just asking if anyone has any experiencing run a STR near that lake and if anyone has had any troubles running a STR around there. The HOA bylaws don't say anything about STR good or bad and our agent who seems to know her stuff says that they are allowed.

Also, how is the STR market up there during the winter months with ice fishing and snowmobiling?

Any tips or info would be appreciated.

Jason

Hello all,

I am looking into buying a rental property in Lake in the Hills, IL.  I am having a hard time finding any landlord laws for LITH.  I assume there is nothing specific other than the normal landlord laws implied by Illinois.  Also, they have they solar panels in place that they rent.  My agent is having a hard time getting the information about these panels from the other agent.  Has anyone had experience with buying a rental property that has rented solar panels in place??

Amit, thanks for the info.  What kind of rates was Aven quoting you?

Does anyone have any experience with the Aven HELOC card? Is the company legit? How are the rates currently? I'm interested with the supposed ease and quickness they claim to open and use said card. Looking to tap into my equity to get into rental properties. Thanks in advance.

From what I Have read you just need a special use permit, which if filled out correctly shouldn't be too hard to get. Also, the only restriction I really see if that it's a two night minimum. Am I missing anything here? Did you other guys actually purchase up there yet and use the property as a STR?

All thanks for all the replies!

I just read through the statutes and it looks like it is not limited to 180 total days but rather no more than 180 consecutive days.  I think my big question is the 7 day minimum, I haven’t actually called the offices to confirm but 7 day minimum is not good for business

@Joshua Messinger I would love to see what the numbers look like through as many sources as I can get.

Quote from @David Butler:

I have a Lake Geneva mailing address but live a couple of miles from Lake Geneva itself. I have not purchased a STR in Lake Geneva specifically because of the city's dislike of STR--the licenses (keep in mind that a STR license is $400/year), inspections and rules. I had heard about the 180 day limit, but it reads consecutive days so are you limited to just a 180 days total? IDK. The other sucky rule the city has is the minimum rental length is 7 days so whether you rent for 1 day or 7, it counts as 7. All this said, there are neighborhoods "in the city of Lake Geneva" that are not counted as part of the city. There is a neighborhood right off highway 50 heading downtown that is Lyons township so it has an LG mailing address, is located in what one would consider LG, but is not subject to the rules of the city. I just flipped a house in this neighborhood and someone from IL bought it and got a STR license from Walworth County. One street over is another STR so it is happening. Linn Township also is super close to the lake and not far from LG (which honestly has the lake and restaurants but that is it) and it might be worth looking at. I have a great agent if you would like an introduction.

Derek,

Thanks for the link.  I actually have it pulled up on my phone right now but didn’t realize the 180 days part.  I do wonder how close the city really pays attention to that though as I have looked at some of the comps in the area boasting over 70% occupancy.
Do you own any STR in that area?

Looking into the Lake Geneva (Wisconsin) area for a STR/AirBnB property. I have a few questions:

Does anyone have any experience with STR in lake Geneva and how are your occupancy numbers in the Summer vs winter?

I have looked into AirDNA and AirBnB estimates and I want to know how much stock I can take with their estimates?

Are you listing in just AirBnB or VRBO or both?
thanks in Advance.
Jason.
