Post: Assessment appeal- school district appeal

“So and so” Attorneys at Law sent me multiple “Requests for Production of Documents” on behalf of a school district appealing my assessed value. (3 multi fam buildings on one block). They ask for financial records, mortgages, appraisals, leases etc... Is this a play by them for me to give too much information into their laps or should I be producing these requests? My gut says it hits the shredder and they can find the information on their own or through a subpoena. Am I wrong or am I dealing with some slimy tactics as I suspect?

@Thomas Ingrao find a new agent and be up front about making low offers for good deals. It’s a numbers game. If your agent isn’t on your team now what makes you think they will be for houses 2,3,4....

Triplex is 813 Brownsville Rd Pgh, PA 15210. Two doors down is the 12 unit lot with 2 buildings I plan to hold.

Rent is $16,500

NOI is $13,000

Cash flowing $4200 on 15yr loan

I have an offer on the table for $141K cash 3% seller fee to wholesaler. 

I don't want to undervalue the sale but I also don't want to hold a triplex in that area. Area is very low income. The triplex also needs some work in the near future.

Newbie looking for some sale advice. 

Purchased a triplex as part of a 15-unit portfolio and am now entertaining offers to sell it separately. Having trouble coming to terms with my valuation of each building. I'm pretty sure the deal is great and the sale is fair; but I'm not trying to leave easy money on the table. How do I value a triplex in a C to D neighborhood? 

NOI and CAP are king?

Cashflow?

100x monthly income? 

Its all comps at 3 units?
