I work and live in Olde Town and @Chris Lopez  is right on w his initial estimates for purchase. 

If you need some help w the estimates on rents in the area let me know (might suggest going a little more conservative w your $2350). If you private message me I can provide a rental market analysis.

This summer the Colorado statehouse is considering various Bills that would impact the tenant/landlord/Property Manager relationship. Many of us have watched home and investment property values sharply increase over the last decade (double bonus if you acquired one 5+ years ago) but, the current CO State Senate and House aim to close the gap between what many tenants view as an imbalance of power.
