We are just starting to plan our property investment strategy. I have lots of general experience having owned several family homes over the past few years but no specific property investment experience. We are interested in STRs. Should I sign up for the Starting out bootcamp or the STR bootcamp?

Can I buy land with an SDIRA, hold it for a period (2yrs for example) and then sell it to a company that I own? I ask because there is some land I'd like to buy and build on but I do not have enough $ in the SDIRA to buy th eland and build the house.

Folks,

Is anyone able to connect me with a DSCR type financing for investing in property overseas? We'd need approximately $400K on a $700K investment with cap rates in the 13-15%. Stable english speaking democracy and ownership of the land with ultra low property taxes. the key here is financing cannot be contingent on W2 due to other investments that we are covering with this income. Willing to consider higher rates to secure the financing.

I am trying to get a clear answer on bonus depreciation.  Everything I have read tells me I need to qualify for REPS to be able to use the passive losses (bonus depreciation) of a short term rental property in order to report this as a deduction against my W2 earnings for 2023.  However the company that has provided a cost seg estimate says that the bonus depreciation can be used with REPS status if the property is classified as 'Commercial'.  So my question is as follows; are there any circumstances where the bonus depreciation derived from a cost segregation analysis can be used to offset W2 earnings for tax year 2023 without qualifying for REPS?
