Try Moxie Management. You can find them with a quick google search. When it comes to leasing they have a progressive payment scale. Longer your tenant stays the more they charge. Allows them to have skin in the game to hopefully reduce turnover and vacancy which really kills your return. Thank you for the response. I work on average 80-85 hours a week.  I did find out about podcasts last year and removed that time.  I do get a lot of time off at the firehouse. I take about 48 hours off a month because of the amount of years of service.

Hey everyone,

I will get right to it. I have a w-2 job 42 hour work week working 24 hours on and 72 hours off as a firefighter.  I am also a real estate agent and a buy and hold investor.  In 2022 I was diligent with time tracking and I worked more time in real estate than the firehouse. I am just putting the feelers out to see if there are any other investors in my boat. I would love to connect and share best practices.

I have had a lot of great leads as an agent in agent finder.  I like to work with investors because I was an investor before I was an agent and never really found a good agent in my community that totally understood what I was trying to do as an investor.  I not only help clients purchase investment properties, I find I am used as a mentor especially for new investors. Some transactional agents may find some of the conversations a waste of time, but I love talking about all things real estate especially with the new investor.  I will be doing it again once my block of leads are used up. I agree with Karl.  When done right Willi/Windham is a good rental market.  Some streets in Willi I would stay away from, but all in all it can be a good cash flowing market.  If you need any help or want to talk about different markets in Eastern CT DM me and we can set up a quick call.

@Victor Matias I agree with everything everyone is saying. This is some good advise. I have been only pulling comps of 3 months and also in some cases reducing that number by 10% to get ARV. Use caution when in a changeable market. We are seeing buying power change from week to week!!
