Hi BP,

I'm helping someone find a contractor in Charleston, SC to update her kitchen and bathrooms before she sells her investment property. What is the typical turnaround time for contractors in Charleston? How backed up are contractors out there? Do you have any recommendations? Any information you can give about contractors in and around the area would be much appreciated.

Hi BP, quick question... If a GC is licensed and insured, can he/she sub out work to unlicensed repairmen? Would the repairmen ultimately be insured under the GC's insurance? If so, is there anything to stop someone from getting a GC license and getting insured, then subbing out all the work to uninsured workers?

I'm helping an out-of-state investor with an investment property in Philly. Is he able to manage the property himself from outside of PA? Or is he required to have someone in-state manage the property? Thanks BP!

Hi Joseph! You’re not alone… many NY investors are looking in PA because the home values and property taxes are a fraction of the price. There are a few popular places in Philly that are getting a lot of attention… Northern Liberties, Fishtown, Point Breeze, North Philly near Temple. Grays Ferry is also another up-and-coming area. Outside of the city, Delaware County is a great renters market. Low price points and lower transfer tax, but property taxes are higher than Philly (still a fraction of NYC). 

Much of how to advise you depends on your price point and your strategy. I am happy to connect with you and talk through it. I’m a realtor who has helped (and currently helping) a bunch of BP members (in state and out of state) find investment properties in the Philly and greater Philly area and would be happy to assist.

Post: Remove name from a deed

I’d like to purchase a property and I’ve worked out the purchase price with the seller. However, the seller’s mother’s name is on the deed who he says he paid out (has payment documentation) but I guess never handled the deed. She’s not willing to sign documents to allow me to purchase because she feels she’s owed more money. What options do the seller have short of giving her more money? Any ideas? Thank you BP!

Hi BP!

Legal question... if a buyer wants to purchase a property that had tenants beforehand (it’s no longer occupied), and the seller was sued by one the former tenants and the case is still on-going, does the new buyer assume that suit? Or does it remain with the seller? Thanks BP!

What are the FHA requirements when it comes to the inspection of a property? Do we need termite? What about Radon?
